Thank you for your email of 24 November. In response I can confirm that the lease term is actually 99 years from 13th Novembr 1998, i.e there are 85 years remaining. I have pointed this out to your lender and they have confirmed that they are happy to proceed. The term is sufficient for you and your lender now, but if the term has to be extended in the future then this could incur cost for you. The shorter the lease, the less acceptable it is to buyers as the term reduces. I would advise you to speak to Sovereign about the possibility of extending the lease and what the cost might be – there are statutory rights to extend leases, but you need to be aware of any inherent cost. Of course, everyone on this development would be in the same situation. Again, you would need to ask Sovereign whether they would transfer the freehold title to you if you purchased the final share of the equity – I would have expected you to take the freehold title as well, but only Sovereign can answer that question – normally flats remain leasehold and houses come freehold.

Napewno bede chciala przedluzyc lease,ale to za kilka lat jak juz, albo dokupie drugie 50proc jesli wtedy zmienia na freehold ,ale to bede myslec jak bede miec konkrety od HA . wiem,ze teraz przedluzenie leasu nie byloby drogie,w internecie pisza ,ze ok 1000 f , jesli nie spadlo ponizej 70 lat ....
jak cos sie dowiem wiecej to napewno dam znac,moze komus pomoze. Serdecznie dziekuje za pomoc
